Backstory:  she was about two weeks away from foreclosure when she contacted me from her ship at sea. Her listing had expired without a sale. She was desperate as she explained she would lose her security clearance in the Navy with a foreclosure. I immediately left my Waikiki office and drove about one hour to Ewa Beach where her home was located. The landscaping was dead. The white fence was stained with orange dirt. The interior marble floor on the first level had not been cleaned in months. The upstairs carpet had dried dog poo in it. I personally mopped the downstairs floor, and I hired a carpet installer for the upstairs. I refurbished the landscaping. Yes, I did stop the foreclosure after intense negotiations with the lender. The home was sold forthwith and her dignity and Navy status preserved.

Lombard Way, Hawaii

A 50 year old postal worker in Ewa Beach, Hawaii, responded to my marketing. He lived in a neighborhood called Lombard Way on Hoomaka St. I can never forget that. He was on the verge of foreclosure. I told him I could stop the foreclosure and put money in his pocket. He literally cried at the news. I delivered. After I cleaned up the property with four Hawaiian dudes, I sold it for $35,000 more than I paid and I shared some profits with him. He was happy. I was happy. Aloha, ya'll.

A teacher in Arizona responded to my marketing. He had a four plex in Bham that had

been abandoned by his owner financed buyer. He had no money to foreclose and take

ownership back. He could no longer reach the borrower who was avoiding him. I

reached an agreement with the teacher. I found the borrower and convinced him to

sign over the deed to me with the approval of the lender. I spent about $2,000 on

clean up and repairs but recovered it from temporary rental income. 

At closing, I walked away with $18,000 and gave $9,000 to the teacher. Well, I like to eat and help people in distress.

Knoxville, TN area

A new Consultant followed my training and secured an agreement with the delinquent owner, only 14 days from foreclosure. The home had been listed on MLS for six months with no sale.  With about $200,000 in equity, I decided to fly over and meet my Consultant and the Owner. I stayed a few days until we had the property sparking clean and professionally manicured outdoors, even with gnomes in the flowerbeds and a floral wreath on the front door. Details matter.

​​​​​​​​​I hired a new Realtor who took professional photos including the use of a drone. Ten days after I returned to Texas, the NEW Realtor had an offer accepted by the Owner. 

 

 

 

 

 

Keller, TX (Fort Worth suburb)

The distressed homeowner, an accountant, had her Realtor call our Consultant, MK. We met with the owner and her Realtor asap and showed them our services. Withing 45 minutes, the accountant signed our agreement. She was less than two weeks away from foreclosure on a home with $300,000 in equity. Yes, I stopped the foreclosure, prepared the MLS posting, helped her Realtor find a buyer, and THEY CLOSED.
